TIC Property (a Supavest company) develops purpose-built NDIS Specialist Disability Accommodation across Australia - building accessible homes to the SDA Design Standard and delivering them alongside the registered providers who operate them.
TIC Property is a developer of NDIS Specialist Disability Accommodation (SDA). We identify sites, and design and build homes that meet the needs of NDIS participants with very high support needs. We are not a registered SDA provider - we build the homes and work alongside the registered SDA and SIL providers who operate, enrol and support participants in them.
TIC Property was founded to address a clear gap: Australia does not have enough well-designed, purpose-built homes for people who need Specialist Disability Accommodation. Backed by Supavest, we set out to develop high-quality SDA homes that give participants genuine choice about where and how they live - and that give registered providers a strong, well-located property to operate.
Today we have developed 39 homes across Victoria, Queensland, Western Australia, South Australia, New South Wales and Tasmania, several with interactive 3D Matterport walkthroughs so providers and support coordinators can inspect them remotely.
Every project starts with location. We assess sites against SDA criteria - access to transport, services, health care and community - so participants are connected, not isolated.
Our homes are designed and constructed to the NDIS SDA Design Standard, focused on the High Physical Support and Robust design categories - with features such as step-free access, reinforced fittings, and structural provision for assistive technology including ceiling hoists.
We work alongside registered SDA and SIL providers to bring each home into use and place participants. Some homes already have a registered provider operating them; others are open to provider partnerships. Either way, participants can be placed - see our FAQ for how this works.
We focus on doing one thing well: developing purpose-built SDA homes that are genuinely fit for the people who will live in them. Our homes are built to standard, documented with floor plans and location detail, and many can be reviewed remotely via 3D walkthrough - so registered providers and support coordinators can assess suitability quickly and with confidence.
