Clear answers for registered SDA and SIL providers, support coordinators and participants on Specialist Disability Accommodation - the design categories, how SDA and SIL differ, eligibility, and how to secure a vacancy in a TIC Property home.
TIC Property (a Supavest company) is a developer of NDIS Specialist Disability Accommodation. We build purpose-built homes across VIC, QLD, WA, SA, NSW and TAS and work alongside the registered SDA and SIL providers who operate them and place participants. Browse homes on the tours hub, or explore by design category: Robust and High Physical Support.
Specialist Disability Accommodation (SDA) refers to homes designed for NDIS participants with extreme functional impairment or very high support needs. SDA is not everyday housing - it is purpose-built to accessible design standards with features such as step-free access, wider doorways, reinforced fittings and assistive technology.
SDA funding covers the specialised dwelling itself; the day-to-day support a person receives is funded and delivered separately.
The NDIS defines four SDA design categories:
TIC Property builds primarily in the Robust and High Physical Support categories.
SDA (Specialist Disability Accommodation) is the physical home - the bricks and mortar built to an accessible design standard. SIL (Supported Independent Living) is the support delivered inside the home: help with daily tasks such as personal care, meal preparation and building life skills.
They are funded separately in an NDIS plan and are often delivered by different organisations. A participant living in an SDA home usually also receives SIL or other support from a support provider.
Get in touch through the enquiry form on any TIC Property page, telling us the location, design category and number of participants you are looking to place. We respond within 1 business day and connect you with the registered SDA provider operating the home, or - where the operating role is still open - work with you on the placement.
You can browse current homes by state and by design category, and review most homes remotely via 3D Matterport walkthroughs before enquiring.
SDA is for a small proportion of NDIS participants with extreme functional impairment or very high support needs. Eligibility is determined by the National Disability Insurance Agency (NDIA) through the participant's planning process - a participant is eligible only if SDA funding is included in their approved NDIS plan.
The plan also specifies the design category and location the funding applies to. TIC Property does not determine eligibility; that decision rests with the NDIA.
SDA provider attached means a registered SDA provider already operates and enrols that home. Open to provider partnerships means the operating role is still available and TIC Property is seeking a registered provider to take it on.
Participants can be placed under either arrangement - the label simply tells providers and support coordinators whether an operator is already in place or whether there is an opportunity to partner with us on the home.
No. TIC Property (a Supavest company) is a developer of SDA homes - we select sites, and design and build dwellings to the NDIS SDA Design Standard. We are not a registered SDA provider.
Registered SDA and SIL providers operate, enrol and manage the homes and support the participants who live in them. TIC Property works alongside those registered providers to bring the homes into use.
